Bay View Cottage

 

This custom lake cottage has been designed using many of todays "Green Products" along with the most up to date technologies for energy efficiency taken into consideration.   We have hired “Midwest Energy Design” and they have put our design into a computer generated modeling program to calculate the energy use of this 1600 square foot home.  The program uses materials, appliances, lighting, and utility rates to calculate the annual estimated energy use.  This home has been designed and built to meet all Energy Star rating.  The cottage is extremely airtight and has been designed to be ductless for heating and cooling.  In the bathrooms there are continuous running 80cfm WhisperGreen exhaust fans by Panasonic with lights, and they have sensors to increase the fan speed when you enter the room.  Between the rooms are a/c wired Aireshare ventilators that circulate the air and run at 42db.  With this unique design the entire utility room fits under the stairs allowing the maximum amount of floor space to be used as living quarters.  The cottage is built with structurally insulated panels with an R value of 26 in the walls, and the roof will be insulated with an R value of 60 utilizing cellulose insulation in the attic.  The second floor is set on 9 ½" I joist hung on the interior of the walls for maximum insulation value, and has tongue and grove a/c plywood flooring as underlayment.   The cottage has a southern exposure for passive solar gain, along with radiant electric cables for in floor heat on the main floor mounted on top of 3 ½” expanded foam floor insulation, radiant electric panels in the ceiling on the second floor, a sealed combustion high efficient gas fireplace, along with two Panasonic one ton mini-split heat pumps for heating and cooling with a 19 seer rating.  This cottage will also have a 50gal. Heat Pump style hot water heater with an estimated yearly operating cost of $191.

 

My love for architecture has changed in resent years to allow for more focus on what God has already designed.  This craftsman style cottage design captures the maximum exposure of the finest lake views Minnesota has to offer from almost every room in the house with over 300 square feet of glass.  You will find this cottage design envelopes you with the feeling of being outdoors.  Because of the elevation you will frequently enjoy the reflection of Goat Island on the bay on calm days. Driving up to the cottage from north side you are greeted by covered entry with a hanging light fixture over a custom solid pine door.  The exterior of the home is sheathed with 8” O.C. 2 tone dark brown LP Smartside lap siding all trimmed in 4” wide white, and board and baton in the gable ends, and comes with a 50yr. warranty on materials and 18yrs against fading.   A matching light fixture is mounted outside the full length clad Integrity patio door on the west side, and the south side has three recessed lights mounted in the eyebrow returns on the gable ends.  The roof has a 9/12 roof pitch with aluminum soffits and a Timberline High Definition 30yr. shingles.  The windows in the cottage are from Thermo-Tech and are a white vinyl window with Low-E and Argon 366 glass.    

 

Entering the cottage through the custom pine door you will grab hold of a sturdy iron lockset, with a hand hammered iron appearance by Emtek.  Upon entering the cottage you will find yourself in the kitchen with an entry closet on your right and a full 34’ long view of the open floor plan, along with 9’ high ceilings on both floors over looking the lake.  The main floor has 5” wide hand scraped Acacia wood engineered flooring.  Through out the home you will find natural finished three panel maple doors, with custom solid ¾” x 3 1/4 “ maple trim capped off with a 3 piece design in the craftsman style.  The door hardware has a lifetime warranty and is a solid lever style in oil rubbed bronze finish with back plates, and the base trim is 5/8” x 4 ¼” natural finished solid maple.  The extension jambs for the windows are also finished in ¾” x 5 1/2” solid maple.

 

The kitchen area is well lit with 7 recessed cans, 3 pendants hanging over the center island, and under counter lighting.  The cabinets are Java stained solid maple cabinets, with 42” uppers with crown molding, and all the drawers have full length glides and dove tailed joints, custom hardware, and custom quartz counter tops in Maple Canyon with Ogee style edging.  This functional kitchen layout has a small work triangle and consists of a 13’ center island, with a Kraus under the counter mounted double bowl sink made from 304 series stainless steel, and a tall goose necked Moen Lancaster single lever stainless steel faucet with built-in sprayer and a soap dispenser.  There is also a small custom maple walk-in pantry with Formica counters and custom adjustable open shelving and wine racks.  The all stainless steel appliances are by Samsung.  The dishwasher is ultra quiet with a 48db rating. The range has 5 burners and a convection oven.  The microwave is mounted over the range and has 2.1cu. ft. capacity and a built in exterior exhaust. The refrigerator has French doors with 28.5 cu. ft. and a ice dispenser.   

 

Off the kitchen is ¾ bath with porcelain tile floors and base trim, a large pedestal sink with chrome faucets and a oval mirror/vanity cabinet lit by two wall sconces, a large 42” pentangle glass shower with chrome fixtures, and a dual flush 17”h elongated 2-piece design toilet.  Next to the bath off the kitchen is a highly functional office for two with a ceiling light and consisting of a 10’ Formica counter supported by three maple file drawer cabinet bases and 42” full length uppers with under counter lighting all finished in the same style and color cabinets as the kitchen, with chrome style office hardware.  The office also has a closet, a large window, and door to access the utility space.

 

When sitting in the dinning portion of the great room you are surrounded by two 6’H x 7’L glass picture windows mounted 30” off the floor with stunning lake views, not to mention a full view of the fireplace and 46” flat screen TV.  This area has a beautiful Mission Ridge 18” chandelier and a full length wood interior French door, by Integrity, topped with an overhead awing widow, to access the outdoors.  The living room portion of the great room also has a full 6’H x 7’L picture window mounted 30” off the floor viewing the lake, and two 28” square awning windows to provide cross ventilation.  In the corner is a floor to ceiling stone fireplace with a custom wrap around Knotty Alder mantle and built-in 46” flat screen TV/DVD/Cable cabinet above.   Two eyeball mounted ceiling lights illuminate the fireplace and two wall sconces are place on the opposing side of the room for lighting.

 

Next to the custom three panel knotty pine entry door is a 42” wide staircase leading to the second floor.  The staircase and the second floor are covered with a plush 60oz. carpet over 6lb padding.   The staircase has large maple handrails and on the landing there is a 28” square awning window providing natural light.  Over the landing hangs a Mission Ridge pendant light to illuminate the stairway.  Once you have reached the second floor you come into a 24’ long hallway that has a 28” square awning window at either end, and is lit with two 15” Semi Ceiling mounted Mission style lights.  In the hallway you will find 10’ of spacious storage closets and at the far end is located white frontloading LG washer and dryer mounted on matching pedestal drawer units, and above the units is two 30” x 42” upper cabinets in the same color and design as the kitchen cabinets.

 

The main bath is elegant with porcelain tile floors, base trim, and tub surround including a decorative trim and bullnose finished edge. The custom 60” black vanity has an engineered cream colored marble top with dual undermount ceramic basins.  Above the basins are two oil-rubbed bronze swing mirror door medicine cabinets with overhead wall sconce lighting.  The toilet is a 17’H dual flush white elongated design 2-piece design.   When it is time to relax just stretch out in the 6’ long whirlpool tub by Eljer.  With its 10 hydro jets and inline heater you can relax in comfort.   

 

When you walk into the large master bedroom your eye will be drawn to the panoramic view of the bay through the massive picture window.  This room is wired for TV and Internet for your personal getaway and has a 10’ wall with ample closet space.

 

Bedroom number 2 might be tucked away in the north west corner but it too offers a fantastic view of Elbow lake as it winds westward.

 

Bedroom number 3 has been designed as a flexible room we refer to as the sunroom/bedroom.  This is that quiet space that each home should offer as a place of solitude.  Wrapped in 100 square feet of glass allowing you to take in the most amazing southwest view of Utopia Bay.  On the ceiling is a ceiling fan with a mission style light and on the wall are two wall sconces to add to the atmosphere.  The larger closet has maple French doors which conceal the area for a murphy bed for your guests.

The blinds are all custom fit with top down bottom up controls on the lakeside bedrooms for maxium privacy and all of the closets have custom adjustable shelving systems.
